A complete building estimation platform built for the Indian engineering workflow
BuildEstimator is a complete building estimation platform that takes you from raw floor plan dimensions all the way to a submission-ready tender document — in a single, guided workflow.
Whether you are estimating a single-floor residence or a multi-storey commercial complex, the tool automatically computes quantities for every trade — earthwork, concrete, steel, masonry, plastering, flooring, painting, waterproofing, doors & windows, and more — and rates them against published government schedule of rates.
Your data never leaves your browser. Everything is stored locally on your device using a built-in database, so your project information stays private and is available even without an internet connection.

A guided workflow that takes you from project setup to a submission-ready tender document
Create a new project in seconds. Enter the project name, client name, location, and building type (Residential / Commercial / Institutional / Industrial). Add one or more buildings, specify the number of floors, floor-to-floor height, foundation type, and wall thickness. The app creates your complete floor structure automatically.
Navigate floor by floor. For each floor, add rooms with their dimensions, assign flooring types, ceiling finishes, dado heights, and skirting types. Within each room, add walls and mark all openings — doors, windows, and ventilators — with their dimensions, sill heights, and materials. The door and window schedule updates in real time.
For users with AutoCAD drawings, the built-in DXF Viewer lets you upload any .dxf file, inspect all layers, and extract room dimensions directly from the drawing geometry.
Define your structural frame using dedicated input screens for Foundations, Columns, Beams, Slabs, Staircase, and Special Elements (sunshades, parapets, lintels, rainwater pipes, railings). For each concrete element, enter a full Bar Bending Schedule (BBS) — the engine will use your actual bar weights instead of percentage-based estimates, giving superior accuracy for steel quantities.
Click Recalculate and the engine automatically computes excavation volumes, PCC and RCC quantities, steel reinforcement weights, masonry and brickwork, plaster areas (with deductions), flooring areas by finish type, painting areas, waterproofing areas, and door and window counts by type. Each line item shows a transparent breakdown panel so you can see exactly how the number was calculated.
The BOQ View combines your quantities with rates from the built-in government rate database to produce a fully priced Bill of Quantities, complete with section subtotals, contingency, establishment overhead, and GST.
Generate professional outputs at any stage: Excel BOQ, PDF BOQ, Tender Document (Schedule A + B in government format), Tender Excel, Cash Flow Excel with monthly expenditure table, and Finishing Schedule Excel with room-by-room finish register. Every report supports one-click export and print.
DSR-coded items across all major trade categories — with full editability
Maharashtra Public Works Department — complete rate schedule covering all construction trades and material specifications.
Central Public Works Department — national schedule applicable to centrally funded projects across India.
Gujarat Public Works Department — state-specific rates for projects in Gujarat.
All rates are editable. Override any rate for a specific project, or create a custom rate schedule for private market rates or regional variations. Any item with no mapped rate is flagged in the BOQ so nothing slips through unpriced.
Beyond quantities — trade-wise labour and monthly expenditure planning
The Labour module uses MH PWD 2024-25 man-day constants to automatically compute labour requirements across six trades: Mason, Mazdoor (Unskilled), Carpenter, Bar Bender, Painter, and Semi-skilled — for every item in your quantity sheet.
The output is a detailed trade-wise labour cost statement showing man-days and cost per trade, with a grand total. All constants are user-editable to apply local norms.
Once your BOQ is ready, the Cash Flow module projects how money will be spent over time. Enter the project duration and, for each of the 13 work categories, set the start week, activity duration, and expenditure profile (Linear, Front-loaded, or Back-loaded).
An interactive S-Curve chart shows monthly expenditure as bars against a cumulative percentage line. Export the full cash flow statement to Excel — essential for bank financing submissions and contractor planning.
Government-format tender documents in three format variants
Generic government Schedule A + B suitable for most state PWD and municipal corporation tenders.
Central PWD section labels and structure for centrally funded projects.
State-specific labels and structure for Gujarat PWD submissions.
The printed output includes: owner and authority details, engineer's name, qualification and licence number, project reference number, plot area, rate schedule, revision number, Rupees-in-words total, and formal signature blocks — covering the standard requirements for a compliant tender submission.
Your project data never leaves your device
There is no sign-up, login, or subscription. Open the app and start working immediately.
All project data is stored in your browser's local IndexedDB database. Nothing is sent to any server — your client names, project dimensions, and cost figures remain entirely on your machine.
Once loaded, the app functions without an internet connection. Your projects are available whenever you need them.
No installation, no plugins, no extensions. Works in Chrome, Edge, Firefox, and Safari on desktop and tablet.
Common questions about BuildEstimator and building BOQ estimation
A Bill of Quantities (BOQ) is an item-wise document listing all construction quantities — earthwork, concrete, steel, masonry, finishes, and more — with their computed volumes and costs. Contractors require a BOQ to price tenders accurately. Project managers use it for procurement planning and cost control. Unlike a cost calculator's ₹/sqft estimate, a BOQ is transaction-ready and defensible in disputes.
The Construction Cost Calculator gives you a quick parametric estimate in 30 seconds — useful for feasibility and early budgeting. BuildEstimator is a full estimation platform where you enter floor plan data room by room, define structural elements, and get a complete item-wise BOQ. Both tools serve different stages; many users start with the calculator and switch to BuildEstimator for detailed work.
Three schedules are included: MH PWD 2024-25 (Maharashtra), CPWD DSR 2024 (Central), and Gujarat PWD 2024-25 (Gujarat). All rates are editable. You can override individual rates for a project or build a custom schedule for private market or regional rates.
Yes. The built-in DXF Viewer supports AutoCAD DXF format. Upload your drawing file, inspect layers, and extract room dimensions directly from the geometry — eliminating manual measurement from printed or PDF plans.
No. All projects are saved automatically to your browser's local storage (IndexedDB). They will be there the next time you open the app on the same device and browser. Closing the tab or restarting the computer does not delete your projects.
Residential, Commercial, Institutional, and Industrial RCC frame buildings with up to 30 floors and multiple buildings in a single project. Steel or composite structures are not currently supported — those require separate BOQ methodology.
Currently the app is device-local — projects do not sync across devices. Export your BOQ and Tender Excel files to share outputs with others or archive completed estimates.
